Energy Modeling

“Energy modeling” refers to the use of software to simulate a building’s energy use throughout an entire year of operation.

The LEED Rating System doesn’t currently require energy modeling to occur at a specific phase of a project; however, creating an energy model at the very beginning of the design effort is vital to developing several iterations of design scenarios throughout a project’s design phases.

LEED requires energy modeling in order to assess the energy use of a building and to quantify the savings resulting from the proposed design. Energy modeling can help optimize the building design, allowing the design team to prioritize investment in the strategies that will have the greatest effect on the building’s energy use.

By constructing an Energy model at the earliest possible stage of a project, the design team can dramatically increase potential energy savings.

If the model is constructed too late in the design process, the opportunities to use it to guide design decisions have been lost. The energy model can be a powerful tool in an integrated design process, and is incredibly useful throughout the design phases. It allows those involved in the design process to optimize their focus on the most promising energy-saving strategies.

According to the EPA, “The Average Building Wastes 30% of the Energy It Consumes Because of Inefficiencies“.  At USL Technology, we believe that in addition to electrical loads being unmanaged, the electrical supply is reactive. By strategically managing electrical loads, reliability and redundancy can still be achieved in mission-critical facilities, in a manner that is scalable with growth.

There are a number of ways to determine whether an existing building is operating efficiently, and just as many way to remediate any inefficiencies. At the root of this process is building commissioning – for new construction – or retro-commissioning for existing buildings.

USL Technology and LEED considers a replacement or conversion which has simple payback period of 10 years or less to be economically feasible.

The LEED EBO+M rating system applies to existing buildings that are undergoing substantial improvement work, which may even include little to no construction. USL Technology specializes in LEED Consulting services for Existing Commercial and Government Buildings, Schools, and Data Centers.

Increasing the energy efficiency of existing buildings can have remarkable positive effects. Many older buildings use an excessive amount of water and energy; by closely examining the inefficiencies in existing building operations, those inefficiencies can be addressed and corrected, using LEED for Existing Building Operations and Maintenance (EBO+M) as a guide. The payback on making positive changes to an existing building will almost always outweigh the benefits of demolishing the old and building anew, even if that hypothetical new building is constructed to the highest environmental standards.

LEED for New Building Design and Construction applies to buildings that are being newly constructed or going through a major renovation. USL specializes in LEED Consulting for New Construction, Core & Shell, Schools, Retail, and Data Centers.

Traditional building structures are designed and built with little consideration for conservation, energy efficiency, and minimization of environmental impact. LEED for New Building Design and Construction (LEED BD+C) provides a framework for building a holistic green building, giving guidance on a comprehensive spectrum of sustainability features, maximizing the benefits of green design.
